In order to rent a house in Spain you need:
-Documents that proof that you can pay the rent
-Scan of your Passport
-Spanish Bank Account (Mandatory)
-4 to 6 months of rent ready in your account
Create a .ZIP or .RAR folder with:
1) Gather in one unique PDF file, the Passport Scans of all the major of age components that will be staying in the house. Just the first page will be enough. Make sure the details are readable and the picture is clearly seen.
2) Attach your 3 latest salary payslips,
your current job contract,
bank statements (screenshots are ok) certified by your bank showing you have funds, properties owned, investments and stocks, etc…
If possible add a letter from your HR department stating that you will be working in Madrid for a specific amount of time and if possible, that the company will pay your rent in case you don’t.
This is very important. Without this letter of guarantee by your company, you might be requested to pay 6 months deposit instead of 1 or 2.
If you are a freelance or you have your own company, simply show substantial proof that legally are the owner of your company and the 3 latest invoices you received.
During the crisis, many people lost their jobs and could not pay their rent. Many landlords had their properties without any income for years, before they could legally get their properties back. It is not easy to kick out a non-paying tenant so this is what generated this very skeptical situation.
3) If you dont have a bank account, you can one for free, online, with the 3rd largest bank in Spain, Sabadell. This way when you come, you can simply go and retrieve your cards and you are ready to go.

Important reminder: in many cases,there is an agency working for the landlord that will charge their own fee of 1 month rent on top of your costs or our fee. They do not do anything for us, they serve the landlord but here they charge this to the tenant. Our service is for you and has nothing to do with them showing us the apartment.
4) Get creative with Furniture options! Did you know that 91% of all the rental properties in Madrid are unfurnished? I totally agree with you that entering a nice furnished apartment is much easier. But bear in mind that you are paying also for the furniture that you find in the apartment. For the same exact price, you could rent a cheaper unfurnished apartment, and have it furnished and ready, by the time you want to move in. You can pick your items online, go to their warehouse to handpick each piece, or have them use their exquisite taste to make your place feel like home. For a 1 bedroom apartment for example, prices go from 130€/month up to whatever you want, according to the quantity and quality.

– Proof of Wealth. Sufficient documentation that can show the landlord that you have a solid financial background and can afford easily the rent
– Open a Spanish Bank Account and transfer 5 months of rent at least one week before the date you think of renting
